The black stone is advanced building material.  Something very similar to concrete.  Asshai and many structures built by the ancient empire were built of this material.  A terrible war took place in pre-history which corrupted the city of Asshai.  Black magic behaving like chemical fallout caused contamination of the buildings of the city and the land surrounding the immediate area.

The stone fort beneath the Hightower is made of the same concrete.  The Daynes and the Hightowers were migrants from the Empire.  Daenerys is a direct descendant of their rulers.  Daenerys, Lynesse, and Ashara share similar looks. 

The ghost of the gemstone kings in one of Daenerys' visions were the emperors of the Great Empire of the Dawn.  Their clothes were faded and worn by time.  Are they immortals who still live in the present?  The ancient people of the bible lived long lives.  Immortality is not out of the question.  Daenerys was reborn to become Azor Ahai and she will have her own sword.  She will need to avenge the ancient betrayal and kill the reincarnation of the Bloodstone Emperor to bring the planet back in balance.

They are not physically present, their souls seem to live in the blue heart of the house of the undying or in the black trees nearby

Black oily stone is bitumen which has been used since antiquity.

The battle for survival took place in Asshai.  The low population density and the environmental pollution were the aftermaths of the battle.  Ghost grass is biological warfare.  It keeps the ground from producing food crops and rendered the city unable to support people.

Crowfood's Daughter has postulated that the black oily stone is petrified Shade tree. She has pointed out that Weirwood is known to petrify rather than rot (and it was a "Blackwood" who told us this). She noted the oily quality of Shade of the Evening, its magical parallels with weirwood paste, and the many parallels of the Grey King and the Seastone chair with the greenseers and their weirwoods. This black, oily Seastone Chair is said in TWOIAF to have come from "across the Sunset Sea" (wink wink). Meanwhile, the BSE is known for worshipping a black stone that fell from the sky, not unlike how the Daynes forged a legendary white sword from a stone that fell from the sky.

CFD doesn't get into this, but my guess is that the two magical trees are "brothers" of a sort, and perhaps the "blood betrayal" of the BSE signifies some white-tree utilizing humans learning to harness the powers of the black trees, perhaps leading to the birth and control of dragons.

If this is the case, then the "Grey King/GoodBrother" stories in TWOIAF suggest that these warring relatives and the humans who worshipped them eventually forged a peace, likely against a colder enemy: their "Other" brother!

The kings in the dream were iterations of Azor Ahai spanning a very long period of forgotten time line.  They failed to bring the climate back into a consistent cycle.  Daenerys is the one who can win this battle for all of them because she has dragons.  

I don't think the people of The Great Empire of the Dawn had dragons.  Else they would have been mentioned.  Daenerys is the female Azor Ahai who brought the dragons back.

The black stones and the Valyrian roads are a type of formed aggregate material that has the properties of concrete.  I don't necessarily believe their construction would require Dragonfire.  The size of Asshai proves a method available to the builders to process this material in large quantities. 

Science Fiction would explain a lot but Song of Ice and Fire is not of that category.  Take as example the black meteor.  Alien life came from outer space and infected where it landed.  Ghost Grass is an alien life.
